Hello

i am thinking about buying HP small-form factor.

actually where i live there is no HP customer and support centers so i cannot use HP warranty .

so i need a HP small form factor that (in case i needed to replace some component in ther future)  can take any third party compatibale component.

i know that the CPU is replacable so are the memory sticks (i am not sure if this applies to z240 SFF workstation) 

but what about the mother board? 

in case the motherboard was damaged , is it possible to replace it with any thirdparty, dimension-compatible motherboard?

actually it is this modularity factor what would make me decide which SFF to  get: elitedesk , prodesk or z240

No and Never a SFF computer motherboard will be replaceable for a diferent model and you need to have this on your mind when you planing to buy SFF computer (extremely rare cases and when you start a project you can't include LUCKY on your project).
