I'm trying to upgrade the CPU for the FM1 mother board. I've done considerable research and determine that since the company Pegatron went out of business, that it would benefit me to get a new MB & CPU combo with modern specs. The specs on this computer are 2011/2012. I have several uncertainties.
1. I want to keep using the Mid-Tower as it is perfect in size. How do I find a MB that is compatible with the built in card slots in the back?
2. I want to upgrade to a MB that will support an I-7 or I-8 chip, so I'll get another 5+ years.
I use the computer mostly for gaming. I've added a new PCI-E graphics card with the latest specs and upgraded to 16GB of Ram but the ram is DDR3.
What would be the best recommended options? I considered simply upgrading the CPU to a more current processor that would fit the form factor but I can't be sure that a newer processor for this board could offer me the gaming kick I'm looking for. I updated the Modem and Router to strong specs. I'm still getting some latency and I believe the only explanation now is the CPU as the bottleneck.
I'm sure the question is, why didn't I just buy a new PC? When I started changing out some elements, I was taking a shot in the dark, hoping to avoid big expenditures as gaming PC's can be pricy. Once I started changing components the price got up there and now I feel committed to attempting to simply bring this one 5 years into the future.
Any suggestions will be appreciated.

I see where you are coming from.
We could discuss all of the issues you have raised. What you want to do is fraught with all kinds of perils and possible failure.
You could probably replace the motherboard and the processor. All motherboards come with a I/O shield. You would have to remove the HP specific I/O shield to install the new motherboard (MB) I/O shield. Then you have to get new RAM. You also have to buy a new Windows product key.
New MBs come with new USB front ports. You may have a problem connecting front panel LEDs and the power switch to the new MB.
Either start from scratch; build your own system (which includes getting a new chassis), or buy a new HP PC.
You want to game. Well, you will have to buy a new graphics card also. What card did you buy?
Either build a new PC or buy a new PC to get the best bang for the buck.

Thanks Grwacz. My graphics card is a Radeon RX 550 Series, 4gb.
I just posted to the form again with some new research. Maybe you can offer some more advice. It appears I can upgrade the CPU without changing the MB to the Athlon x4 651K CPU. My concern is whether this would cause any booting issues or MS License changes. As I explained in the other post (just posted), that I've already invested over $500 in hardware trying to narrow down the bottleneck. So, if spending another $40 for a CPU will fix the lagging/lunging issue I'm experiencing in some games, then all would be good. If I can upgrade without incident, the CPU, then I don't need to worry about different Ram or other components. Thoughts? (thanks, in advance!).

You're very welcome.
I just responded to your other, related question not realizing you also had this thread going.
You will have to buy a new HP PC or get a new CPU, RAM, MB, power supply (unless you have upgraded the HP power supply), and PC case.
You can salvage the graphics card and the sound card from the current HP.
You should buy or build a newer system to get better gaming.
You will have to buy a Windows product key if you build a system.

While @Grzwacz offered some valuable tips and advice, there is a puzzling problem you will not address. When an inquiry related to gaming comes to the forum, the OP (you) should offer some gaming titles. I would suggest you go to the links (below), plug in the all the required values, and you will know whether you'll ever get to the FPS rate you wanted.
