Can I buy a new board, from a retailer on the internet, mount it, install W10 and just keep on working?
Or do I need special software for the board to make it work?

You have several issues to deal with here ...
First off, retailers don't sell new HP motherboards because they can't get them. HP has their motherboards made by third-parties under contract and those folks don't sell to the public or retailers. So, anything you buy online is going to be USED and likely to have problems.
Second, the windows license is tied to the original motherboard, so you won't be able to transfer it to the one you buy. Instead, you would have to buy your own license and you can't buy an HP OEM license because they do not sell them.
Third, while you can install Windows on the motherboard, it will not come with HP drivers and you need those for best performance of the laptop. You can download the HP drivers from here: https://support.hp.com/us-en/drivers/selfservice/hp-elitebook-8770w-mobile-workstation/5257511
